The Allen Insurance

Why does a home inspector need both professional liability and
general liability insurance?
General Liability provides protection while
you are performing an inspection. Home Inspectors are at risk of two
exposures:

Property Damage such as.
. . if your ladder falls during an inspection causing
subsequent damage to the homeowner's vehicle. |
 |
Bodily
Injury such as. . . if your ladder falls during an inspection and
strikes the homeowner's child on the head causing permanent
injury. This is the type of exposure for which you purchased
insurance in the first
place. |
Professional
Liability provides
coverage for actual or alleged errors and omissions within your inspection report. Again, the two expsosures
for which you are at risk are property damage and bodily
injury.
 |
Property Damage. . . if your inspection report does not
document a roof leak that subsequently causes damage to the
interior portion of the homeowner's house. |
 |
Bodily
Injury. . . a basement stair riser is several inches different than the rest, you did not report it, and the buyer's child
falls down the steps suffering
injury. |

Is it important to have separate limits for Professional Liability and General
Liability?
Yes, very important! When you have one limit for both types of insurance, you are
placing yourself at risk for using up your policy aggregate very quickly. If you have a large professional
liability settlement, you may find yourself without enough insurance to cover a general liability claim should one
occur.
